Roof waterproofing is the job people buy twice. The first time they buy a coating, because a coating is quick and cheap and the salesman is confident. One monsoon later the damp patch is back in the same corner, and they buy the job properly.
This guide explains what roof waterproofing actually involves, the systems used on flat RCC roofs in Pakistan, how the work is priced, and why the cheapest quote is so often the expensive one.
Why a coating over a live leak fails
Almost every flat roof in Islamabad and Rawalpindi is reinforced concrete, and concrete leaks at its weak points rather than through the middle. In practice that means the parapet joint where the roof meets the upstand wall, the base of the water tank, the drain outlets, and any crack that has opened up with heat movement.
A waterproof coat brushed over a surface that is already wet underneath does two things. It traps the moisture that is in the slab, and it bridges a crack that is still moving. The trapped water pushes the coating off from below, the moving crack tears it from above, and within a season you are back where you started. That is why preparation is most of the job and the coating is the end of it, not the whole of it.
The first step is always finding where the water is getting in. We covered that separately in how to find the source of a roof leak.
The systems used, and where each one fits
Cementitious slurry
A brush-applied cement-based coating that bonds directly to the concrete. It is the workhorse system for a sound roof that needs protecting, it is breathable, and it takes foot traffic reasonably well. It is not the right answer on a surface with live movement, because it is rigid.
Bituminous membrane
Sheet material torch-applied to the slab with the joints lapped and sealed. It handles movement far better than a rigid coat and is the usual choice where a roof has cracked before or where ponding is unavoidable. The laps and the upstands at the parapet are where membranes fail, so that detailing is what you are paying for.
Bathroom tanking
Waterproofing applied under the tiles, taped at every corner and junction, before the floor goes down. This is the one people skip, and it is why an upstairs bathroom shows on a downstairs ceiling years later. It cannot be added afterwards without lifting the floor, so it is worth insisting on during any bathroom renovation.
Water tanks
Underground and overhead tanks need a system that is safe for stored water and that deals with the construction joint at the base, which is almost always where they weep. A tank that is losing water quietly is easy to miss and expensive to ignore.
How roof waterproofing is priced
It is quoted per square foot after a survey. A flat figure given over the phone, before anyone has seen the roof, is a guess that will change. The price depends on the area, which system the roof needs, how much preparation the surface requires, and how many details there are to treat: parapets, outlets, tank bases, pipe penetrations and expansion joints all take time that open roof area does not.
Our roof and waterproofing work is quoted on survey, per square foot, agreed in writing before anything starts. What should be in any quote you accept:
- The system being used, by name, and why it suits your roof.
- Surface preparation: cleaning, crack cutting and filling, and how ponding areas will be dealt with.
- How the parapet upstand will be treated and to what height.
- Treatment of outlets, the tank base and any pipe penetrations.
- The warranty, what it covers, and for how long.
Timing: do it in the dry months
Waterproofing needs a dry substrate and dry weather to cure. Work done in the first week of rain, on a slab that is already saturated, is the most likely of all to fail. The sensible months in this region are the dry ones, well before the monsoon, and the same applies to autumn repairs before the winter rains.
There is also a practical reason: everyone calls during the rain. Prices and availability are both better when there is no queue.
Cheap quote, expensive outcome
A roof is one of the few jobs where a very low quote tells you something specific: that preparation is being left out. Cleaning, cutting and filling cracks, treating the parapet upstand properly and dealing with ponding all take time, and time is most of the cost. If one quote is a third of the others, ask what preparation is included. The answer usually explains the difference.
Also be careful of a guarantee that sounds long but has no written terms. A warranty is only worth what the person offering it will actually honour, so ask what it covers, what voids it, and get it in writing.
What to do about the damp patch inside
Repainting a ceiling before the leak is fixed and the slab has dried is wasted money. The order is: find the water, stop it, let the surface dry fully, then redecorate. Done in that order, painting is the last job rather than an annual one. Where the stain is on a shared or boundary wall rather than a ceiling, the water may be coming from next door rather than above.
Where we work
We do waterproofing across Islamabad and Rawalpindi. Older sectors such as F-10 are mostly flat RCC roofs leaking at the parapet joint and around the tank base. In closely built areas like Satellite Town, water often travels along a shared wall before it appears on your paint, which changes where the work needs to happen.
Common questions
How long should waterproofing last?
A properly prepared and correctly specified system should give you years rather than seasons. A coating applied over a wet or cracked surface can fail in one monsoon, which is why preparation matters more than the brand of material.
Can you waterproof a roof that is already leaking?
Yes, but the leak has to be found and the surface dried first. Applying a system over a live leak is what causes the repeat failures described above.
Do I need to remove the existing coating?
If it is loose, blistered or peeling, yes. Anything applied over a failing layer takes that layer with it when it comes off.
