Geysers that stopped being efficient years ago
Scale on the element and sediment in the tank is why a geyser that used to heat in fifteen minutes now takes an hour and burns more gas doing it. People replace the unit when a service would have fixed it. Worth checking before winter rather than during it. See plumbing.
Wiring that has been extended, not rewired
Decades of adding a point here and a light there, often in junction boxes buried in a wall, leaves a house where nobody can say what is on which circuit. The warning signs are warm switches, a breaker that trips with no clear pattern, and sockets that work only sometimes. An electrician should trace and test it rather than add one more extension to the pile.
Drains shared with the neighbours
Older streets here have drainage that was laid when the area was built and has been joined into repeatedly since. A blockage in your house is often not in your house. If you clear a line and it backs up again within weeks, the problem is further down and clearing it again is money wasted.
Seepage between adjoining houses
Houses built wall to wall share their damp. A patch on your bedroom wall can be fed from the roof, from a neighbour bathroom, or from an old pipe inside the party wall. Repainting it without finding the water means repainting it again next year. Fix the source first, let it dry, then repaint. Where it comes from above, that is roof and waterproofing work.
Pests in an older, denser area
