F-10 is one of the older built-out sectors in Islamabad, and the houses show it. Most of the original stock went up in the 1980s and early 1990s, a good number have since been rebuilt or split into upper and lower portions, and the two generations of building age behave very differently. That is why the same three or four faults come up again and again in this sector.

What usually goes wrong in F-10 homes
Old galvanised pipework
Houses that still have their original plumbing are running on galvanised iron pipe that has been rusting from the inside for three decades. You see it as pressure that drops year after year, rusty water first thing in the morning, and pinhole leaks that appear in a wall rather than at a joint. Patching one pinhole usually buys a few months. Replacing the run is the repair that lasts. Our plumbing rates start at Rs 400 for a tap head change and are published in full.
Wiring sized before air conditioning
The original distribution boards in F-10 were specified when a house ran a fridge, some fans and a few lights. Add three or four ACs and the circuit is working far beyond what it was designed for. The symptoms are a breaker that trips on hot afternoons, sockets or plug tops that feel warm, and lights that dim when a compressor starts. None of those should be lived with. An electrician can test the load and tell you whether it is a breaker, a cable or the board.
Tree roots and old drain lines
F-10 has mature street trees, which is one of the nicest things about the sector and one of the hardest on drainage. Roots find the joints in old clay and concrete drain lines, and the blockage comes back every few months no matter how often the line is rodded. If a drain in your house blocks on a schedule, the line needs looking at rather than clearing again.
Flat roofs before and after the rains
Nearly every house here has a flat RCC roof, and the leaks almost never start in the middle of it. They start at the parapet joint, around the water tank base, and at the drain outlets. A patch over the damp patch inside the room treats the symptom in the wrong place. Roof and waterproofing work is best done in the dry months, not during the first week of rain.
Renovation and portion conversions
A lot of F-10 houses are being rebuilt or converted into separate portions. That work tends to need plumbing, electrical, tiling and painting in the right order, which is where single-trade contractors cause delays.
