Getting a newly handed-over house ready
A handover is rarely move-in ready. The commonest list is the same every time: ACs to be installed, geysers connected and tested, extra points and lights added where the builder put none, curtain rails and fittings mounted, and the whole house cleaned properly before furniture arrives. Booking those together in one or two visits costs noticeably less than calling a different person for each.
After-construction cleaning
Construction dust is fine enough to sit inside vents, light fittings, window channels and on the top edge of every door, and an ordinary clean just moves it around. It keeps reappearing for weeks. First AC installation
Most houses here are getting their units fitted for the first time. The install decides how well the unit cools for the next ten years: a proper vacuum before charging, piping run with the right fall, the drain line graded outwards, and the outdoor unit given room to breathe rather than squeezed against a boundary wall. Installation is Rs 2,500 to Rs 3,500 per unit.
Snags that belong to the builder but nobody is fixing
Doors that catch, a bathroom floor that holds water, a socket with no power, a drain that gurgles. Some of these are worth chasing the builder for and some are faster to just fix. We will tell you which is which rather than quoting for all of it. Door and lock work falls under carpentry, floors under tiling and flooring.
Security before you move in
In a sector where plots are still empty and construction material is lying around, cameras at the gate and main door are worth doing before you move in rather than after something happens. Water supply and tanks
Where supply is intermittent or tanker-fed, the underground and overhead tanks do more work than they would in an older sector, and they need cleaning more often than people expect.
