E-11 is the most mixed sector we work in. Within a few streets you have purpose-built apartment blocks, independent houses, and houses split into rented portions, and each of those has its own set of problems. A fault in a third-floor flat is a different job from the same fault in a house, mostly because of who else it affects.

What usually goes wrong in E-11 homes
Apartment leaks that are not yours
In a block, the ceiling patch in your flat is usually fed from the bathroom above, and the damp on your wall may be a stack running inside it. Opening your own ceiling first is the expensive way to find that out. The right first step is to work out which direction the water is coming from, which usually takes a look in both flats and ten minutes rather than demolition. See plumbing.
Shared waste stacks and slow drains
When several flats drain into one stack, a blockage lower down shows up as slow drains or a gurgle in the flats above. If your kitchen drains slowly and so does your neighbour, the problem is the stack, not your sink trap, and clearing your trap again will not help.
Water pressure on upper floors
Flats on the top floors often get poor pressure, and the cause is normally the pump, the tank level or a partly closed valve rather than the fittings in your flat. It is worth checking in that order, because replacing a shower set does nothing if the supply to it is weak.
Rented portions with undersized circuits
Houses split into separate portions frequently run the new portion off circuits that were never sized for a second household. You see it as a breaker that trips when two ACs run together, and as sockets that get warm. This is worth fixing properly rather than swapping the breaker for a bigger one, which hides the problem instead of solving it. See electrical services.
Move-in and move-out work
E-11 has a lot of turnover, and the same list comes up every time: a full clean before furniture arrives, fittings and curtain rails mounted, a few extra points added, locks changed, and small damage made good. Booking those as one visit is significantly cheaper than one trade at a time. Relevant: deep cleaning, carpentry and lock changes, and home shifting.
AC installation in a flat
Flats limit where the outdoor unit can go, and a unit crammed into a shaft or pressed against a wall with no clearance will cool poorly and fail early. The drain also has to be run with a proper fall to somewhere it is allowed to discharge, which is the detail that causes most complaints from the flat below. See AC service and installation.
