What usually goes wrong in Bahria Town homes
Builder-grade fittings reaching their limit
Mixers, flexible connectors, angle valves and shower sets fitted at construction tend to go together, three to six years in. One starts dripping, then another. Replacing them one at a time means a call-out every few weeks. If you have had two go, it is usually cheaper to change the rest of that bathroom in a single visit. Plumbing rates are published in full and start at Rs 400.
Bathroom floors that hold water
A very common finish problem in quickly built houses: the floor is laid flat or falls away from the drain instead of towards it. Water sits in a corner after every shower, the grout stains, and in time it finds its way into the wall or the room below. No amount of cleaning fixes it. The floor has to be relaid to a fall, which is a tiling job rather than a plumbing one.
Damp on a shared or boundary wall
In townhouses and closely spaced villas, damp usually travels along the party wall or comes from the neighbour side of a boundary. The patch shows on your paint, but the source is often outside your plaster. Painting over it will fail in the same spot within a season. The right order is to find the water, stop it, let the wall dry, then repaint. Where the water comes from above, that is waterproofing work.
Voltage swings and generator changeover
Houses here run through a changeover between mains and generator or UPS, and that is where a lot of electrical faults live. Lights flickering at changeover, equipment restarting, or a board that buzzes are all worth checking rather than ignoring. An electrician can test the changeover, the earthing and the board load together.
AC installation done in a hurry
A split unit installed without a proper vacuum, with the drain line run flat, or with the outdoor unit crowded against a wall will cool badly and fail early. If a fairly new AC is already weak or dripping inside, the install is a more likely cause than the gas. Our AC service and installation rates are published, with a master service from Rs 1,800.
Security on a corner or end plot
Corner houses and plots backing onto open ground are where most CCTV enquiries come from here. The common mistake is mounting cameras high on the parapet covering the whole plot, which gives you footage of a shape rather than a face.
